Buying Process
Buying a property here in Turkey is a lot less complicated than the UK and is surprisingly quick and easy.
When you have decided on a property, we will draw up a sales agreement, notify the seller and take a holding deposit to take that property off the market.
We will then arrange an appointment with a blingual solicitor (you may chose your own if you wish) where we will meet with the property owner or their power of attorney holder and a sales contract will be drawn up in Turkish, with a copy in English to follow. All contents will be explained to you at the time and anything you are unsure of will be reiterated and explained thoroughly.
Buyer, Seller and Solicitor will all sign the sales contract on each page with copies to you, the seller, your agent and the solicitor. At this point you will need to let us know if you wish the contract to be notarised and if so we will arrange an appointment and accompany you to the notary office to execute.
During this stage, the deposit, legal fees, army search and agency fees are required. You will also be given the keys to your property and most buyers take advantage of this and start furnishing.
We will then apply for military clearance in your name so that the TAPU (title deed) of the property can be transfered into your name. This is standard procedure and a formality. To date, none of our customers have ever been refused.
As normally the customer is returning to the UK, it is advisable to leave a power of attorney here in Turkey in order for them to transfer the title deeds into your name once the army clearance has been returned (between 3-4 months). This is also cost effective as it saves additional costs of air fares and accommodation.
At the time of registering the TAPU into your name, the buyers tax becomes payable (3% of the property price).
Earthquake insurance is a legal requirement here in Turkey and once the TAPU is regsitered in your name earthquake insurance must be obtained for the property.
